Bidders are required to register and accept all terms and conditions prior to bidding. Do not bid unless you fully intend to purchase the property should you be the winning bidder. All bids are legally binding offers to purchase.

This auction will feature a soft close, meaning that if a bid is placed within the final minutes, the bidding period will automatically extend to allow all bidders a fair opportunity to participate. Andrew Yaggie Real Estate is not responsible for a bidder’s failure to place bids in a timely manner, nor for last-minute attempts that fail due to internet issues, device limitations, or user error. Bidders are strongly encouraged to place bids early, utilize the maximum bid feature, and avoid waiting until the final seconds. The bidder is solely responsible for ensuring their bid is successfully submitted. We highly recommend using a laptop or desktop computer to participate, as mobile devices may experience delays or interface limitations.

The successful bidder shall enter into a purchase agreement immediately following the auction and provide a non-refundable $5,000 Earnest Money Deposit in the form of a cashier’s check, certified funds, or personal check payable to Andrew Yaggie Real Estate. The balance will be due in full on the day of closing, which shall occur no later than 60 days from the auction end date.

A 5% Buyer’s Premium will be added to the high bid to establish the final purchase price. Sale is non-contingent. Failure to close will result in forfeiture of earnest money. Buyer must have financing arranged prior to bidding. Andrew Yaggie Real Estate reserves the right to request financial documentation (pre-approval letter, proof of funds, etc.) before approving a bidder.

Sale confirmation is subject to seller approval. Seller reserves the right to reject any and all bids. Property is sold “As Is, Where Is” with no warranties expressed or implied. Buyers are encouraged to thoroughly inspect the property prior to bidding. Taxes will be prorated to the day of closing.
